Exclusions

  • Cleaning or repairing of major condensate drain stoppages
  • Inspection of additional system(s) that are not included as part of this Additional charge for cleaning heavily rusted and corroded burners
Cooling tune-up
  • Check electrical wiring-connections and insulation
  • Check evaporator coil for dirt/bacteria
  • Clean and check condensate drain
  • Check wiring connections and insulation (outdoor)
  • Check and clean condenser coil with hose/brush (Chemical cleaning additional charge)
  • Check balance and rotation on condensing fan motor
  • Check lineset connections for evidence of leaks or cracks
  • Check and record supply voltage
  • Check refrigerant levels
  • Check amperage draw on compressor
  • Record and check thermostat settings
  • Check terminal connections for tightness
  • Check thermostat for level
  • Check supply voltage at junction box
  • Check blower motor amperage
  • Check all wiring for bad insulation and loose connections
  • Clean or replace filters
  • Check blower bearings
  • Check blower wheel for balanced and free rotation
  • Check for air leaks
  • Check Schrader valves
Heating tune-up
  • Check all electrical wiring for loose connections and damaged insulation
  • Check burners for dust, lint and scale
  • Check for cracks or damages in heat exchanger
  • Check for quiet, even burner ignition
  • Check automatic vent damper system
  • Check electronic spark ignition controls
  • Check safety lockout
  • Check limit safety
  • Monitor temperature
  • Check draft diverter
  • Check amp draw on each strip
